FEES & DEPOSITS

    $55 per adult (18+)
    Application is completed online. Each adult must apply separately. Additional info may be required in some cases.


  • Security Deposit: Due within 3 days of approval with signed lease
    Minimum of $250, up to 2 months’ rent depending on qualifications


  • Lease Initiation Fee (Admin Fee): $199 non-refundable, due at move-in


  • Utility Connection Fee (One-time at move-in):
    $10


  • On-Site Storage:
    On-site storage rooms for rent starting at $25/month
    Storage room sizes are 15 sq. ft.


  • Monthly Utility Billing Fee:

  • Trash Removal:
    $30 Valet trash removal
    Each apartment will receive a trash container for valet trash removal service, already set up for you. The amount for this service will appear on your account, which will be viewable when you pay your rent.

Renter’s Insurance

  • Required before move-in and at each renewal
  • Must include $300,000 liability coverage
  • We recommend getting a quote from your current insurer if you have an auto or life policy.


Special Discount

  • Save $500 at move-in if you apply during the month of the employer in the spotlight and work for a spotlight employer.


Clubhouse Rental

  • $150 for a 4-hour private event — contact leasing office for availability

    You can’t see all this awesome from the outside. You can view the videos online or book a tour with a leasing professional.

  • Can I bring my own washer and dryer?

    Our community has a full size washer & dryer set already installed in each apartment or townhome. No need to bring yours!

  • Do I need Renters Insurance?

    Yes. Proof of Renters Insurance is required before you move in and with each lease renewal. We recommend getting a quote from your current insurer if you have an auto or life policy.

  • Can I have a pet?

    YES! We love dogs of all sizes and cats. There are NO breed restrictions!

  • Is Marcella at Town Center a smoke free community?

    We are a fully non-smoking community. We do not allow smoking within 50ft of common areas.

  • Is there a preferred employer program?

    We have a list of preferred employers and a discount available! Call us to see if your employer is on the list.

  • Is there high speed internet available?

    YES! The community offers complimentary WiFi in the amenity spaces and each apartment is wired for high speed internet. Connect the provider of your choice. If you choose satellite, it must be on your apartment’s porch or balcony and not affixed to the building in any way.

  • Is there extra storage available?

    Absolutely! Contact the office and let them know you’d like your very own additional space for storage.

  • I do not live locally. Can I still tour an apartment?

    Yes! We have 3D Virtual Tours of every floor plan available on our website. You can also schedule a LIVE Virtual Tour with a Leasing Professional during our office hours. 


How to Become a Resident

  • Can I reserve an apartment and apply online?

    You can complete your application online. The screening is automated. Click here to check availability. Enter a move-in date, select an apartment, and choose a lease term. Our application fee is $55 per person age 18+. Application fees can be paid directly online.

    Guidelines

    We approve rental applications for residency based on reasonable guidelines, as outlined below:



    Age

    A completed application with an application fee is required. Upon request we will discuss in general the requirements for approval prior to you making an application. All persons 18 years of age or older who will be residing in the apartment must complete an application and must be named as a tenant on the lease. You will be asked to provide proof of identity.


    Credit History

    A credit history will be obtained for each applicant. Judgments, collections, bankruptcies or late payments impact credit history and may require additional review. You must have a satisfactory credit history to be approved.


    Income

    We accept prospective tenants who meet our criteria regardless of their source of income. Gross household income of two and one half (2.5) times the rent amount is the minimum accepted. Appropriate verification of income is required. In general, your income must be adequate to meet your financial obligations including rent.


    Residential History

    Rental history, including payment history as well as conduct while living on the property, will be researched. We may require past landlords be contacted and give satisfactory rental reference. Any prospective tenant who has been evicted from another property may not be accepted.


    Criminal History

    Criminal background checks are required on all applicants 18 years of age or older. Misdemeanors within the past five years and felonies within the past ten years that impact safety or creditworthiness will be considered, as well as a significant pattern over any period of time. Applicants will not be approved without an acceptable criminal background check.


    Security Deposit Schedule

    The security deposit requirement will vary based on the overall leasing desk score, the maximum required is two times the monthly rent amount.

  • What is the minimum income requirement?

    We require at least 2.5x the rent per month in income, based on the household gross annual income.


    For example, if rent is $1,800, the household would need to make a minimum of $4,500 monthly, or $54,000 annually.

  • I'm approved! What's next?

    Once you have been approved, you will pay the security deposit balance required in certified funds and sign the lease agreement sent via email within 3 days of approval.


    • Sign your lease
    • Pay any balance of the Security Deposit required + $199 Admin Fee (certified funds required)
    • Plan how you will move your household items and schedule movers.
    • Connect TV/Internet service of your choice.
    • Contact Dominion Energy to setup an electricity account.
    • Provide a photo of your pet and vet statement (if applicable).
    • Provide proof of renter’s insurance.
    • You will receive a letter with move in instructions & first payment required.
    • Enroll in Hampton City schools if necessary HERE.
  • What does my Renters Insurance policy need to show?

    Your declaration page for your Renters Insurance policy must show:


    • Minimum of $300,000 Personal Liability.
    • Coliseum Investment Co LLC listed as the Additional Interest with our Leasing Office address.
    • The policy must be effective on or before your lease starting date.

    A copy of your declaration page is required before you move in and with each lease renewal.


    We recommend getting a quote from your current insurer if you have an auto or life policy, and doing so at least a week before your lease start date in case your insurance company has a processing time.

  • I don't have an email or computer. Can I still apply?

    Yes! You can stop by the Leasing Office to pick up a paper application. You will need to pay the application fee via certified funds. Please bring your photo ID and proof of income to help expedite the process. 


New Resident Information

  • What utilities do I need to set up and pay separately?

    Residents pay water, trash removal, electric, & TV/Internet. Residents receive an invoice for water based on usage and is payable with your monthly rent. Residents will set up an electricity account with Dominion Energy and pay this utility directly to Dominion Energy. There is a $5 utility connection fee and a $8.65/mo billing fee. Valet Trash Service is $25/mo which is listed on the utility invoice and payable with your monthly rent. There is a $25/mo amenity fee also payable with your monthly rent. 

  • How can I pay my rent?

    We offer online rental payment through the online Resident Portal via ACH and the ability to set up reoccurring payents.  You may pay with a personal check, cashier’s check, or money order as well. There is a $10 charge when paying with a money order.


    You may also pay over the phone with a credit card. The credit card processing company reserves the right to change pricing at any time. Residents will pay approximately 3.10% for cards and up to $2.95 for ACH. Payments made using a credit card or debit card issues outside of the United States may incur an additional fee of 1%.

  • How do I request maintenance service?

    You can submit a service request on the online Resident Portal. If it is after hours, we will respond the next day.


    For emergencies, please text or call 804-429-1946 for our on-call Maintenance Technician. Most of the time, a technician will be out within the hour.

  • What is the Resident Portal?

    The Resident Portal is where you can pay rent, message the Leasing Office, request maintenance service, see community announcements, and post to your neighbors. You will receive an email to create your account the day after your lease begins. If you already have an account, you can access the Resident Portal HERE. 

  • Where can I park? How about my guests?

    We offer off street parking that is first come first served. As a courtesy, please ask your guests to save the closer spots for our community residents.

  • I have an electric vehicle, do you have a charging station?

    No we don't currently have one, but the closest one is located HERE.

  • Can I add a pet after I move in?

    Absolutely! Contact the office with your pet’s information and vet records and we can help you add them to your lease.

  • How can I reserve the resident lounge/clubhouse for a private event?

    Notify the Leasing Office with the date and time you would like to reserve. There is a $150 rental fee.

  • How does trash removal work?

    You will have a trash receptacle provided for your apartment. You will set the receptacle with a closed bag of trash in the hall right outside your door on Sun-Thurs by 6PM and move it back inside your apartment by 9AM. There is a dumpster outside for large items & boxes. Please flatten any boxes you throw away.

  • Can you help me find shopping, dining, & FUN?

    You can have ALL the fun in Hampton! There is so much to see, do, and eat and it’s all on one website HERE.
